Askew’s Landing RV Campground Guest Agreement

RV All Guests staying at Askew’s Landing must abide by the following agreement for the RV Park:

●      RV Campers:  6 people maximum per campsite unless approved by management.  Rates include 2 adult campers. Extra tent on an RV site is $10 per night.  Generators or Tarps are not permitted.

●      All new RV Monthly Guests will be required to pay their full monthly site fee + deposit upon booking. The 1st month’s site fee will be prorated so that all monthly guests' site fees will be due between the 1st and 5th of each month as long as they remain onsite.

●      If campers decide to stay extra days at the end of their monthly stay, extra days may be prorated at the full daily/weekly site rate minus a 25% discount subject to site availability.

●      Site Cleanliness: A Deposit of $150 is required for all Monthly guests. Deposit is refundable only if the site is left as it is found: Clean, Free of Debris or Items left behind,  Free of ruts. If you are asked to leave early, the deposit is nonrefundable.

●      Sites must be kept clean, with no items left outside of RV’s except:

○   Permitted:  1 table, up to 6 chairs, 1 small portable grill, 1 outdoor rug, 1 small dog pen, 1-2 Motor/Electric Vehicles (No Exceptions), up to 2 plastic containers (kept underneath camper), 5 potted plants, 3 yard decorations, 1 Tent if fee is paid (No Exceptions).

○   Not Permitted: No outside buildings, patios, or decking allowed (unless approved by maintenance for Askew’s Landing Work-Campers and those with approved storage sheds kept in the storage area who are paying the required $39/month fee only). Garbage, indoor rugs, indoor furniture, indoor fixtures, appliances, pools, hot tubs, jacuzzi, tools, lawn/garden tools, broken down tools/parts/vehicles, tires, paint cans, construction materials, exercise equipment, plants in the ground (use pots), blankets/aluminum foil/towels/etc in windows, or anything not designed for outdoor camping.

○   A $10 per day fee will be charged for all guests not maintaining site cleanliness/limitations of outside items. This fee will be added to charges daily for 30 days for a total of $300, at which time the guest must vacate the premises with all their belongings if the site has not been cleaned to fall within park regulations.

●      You must keep the exterior of your RV clean and in good repair.  If your RV has mold, you must clean/power wash your RV ASAP. If your RV is not kept clean you will be given a notice to clean it within 48 hours.  If not addressed, you will be charged a $10 per day fee until resolved. This fee will be added to charges daily for 30 days for a total of $300, at which time the guest must vacate the premises with all their belongings if the site has not been cleaned to fall within park regulations. Askew’s Landing may potentially offer power washing services in the near future to assist you, for a reasonable fee.

●      Monthly guests may be required to pay for a criminal and financial background check at Owner’s discretion. Monthly guests are required to complete an in person or video interview with Management prior to approval.

●      RV Campers must be manufactured in the last 15 years to be eligible for a monthly rate unless approved by Management before booking.

●      Mobile homes are not permitted, nor are any other type of dwelling. Only RV’s built with RVIA certification are allowed.

●      Permanent additions (indoor or outdoor living space, heated square footage, wood heaters, etc) are not permitted. 

●      RVs must remain mobile and are not permitted to be placed on blocks/foundations, or have tie-down straps.  RVs must remain mobile. To qualify for a monthly site, guests must have active driver’s license and working tow vehicle.

●      RVs must be registered, insured, and titled in the name of the registered guest.

●      Valid Credit Card information must be on file at all times and will be charged if site fees are not paid in another manner on or before the due date. We prefer all site fees be paid with credit cards.

●      We reserve the right to refuse or end reservations and/or remove guests from our park for any reason, at any time, without refund.

●      Parking: Guests may have a maximum of 1-2 motor/electric vehicles parked at your site; Parked vehicles must be fully off the road and within the paid site.  Overflow parking is available, please coordinate with the office.

●      All Monthly Site/Storage fees are due by the 5th of each month - late fees apply on the 6th day and add $25/day. If monthly payment is not made in full within 3 days of due date your reservation will end.

●      All guests must check in at the office and pay guest fees unless card on file is to be charged.

●      No guests are allowed to stay overnight unless approved by Manager and only for a maximum of 3 nights consecutively.

●      Quiet Hours: Weekday 10pm-7am       Friday/Saturday 12am-7am

●      Pool Hours: 9am-7pm

●      Check-in:     2PM-8PM

●      Check-out:  By 11AM. We offer contactless checkout; no need to stop at the office.  Leave no trace.  Late check out may be available (depending on availability) for an additional $10/hr.  Guests must get pre-approval at the office that morning.

●      Speed Limit:  Do not exceed 10 MPH. Repeated speeding will result in being asked to leave the campground without refund.  Paid Campers are responsible for their guests.

●      Children & Safety:  For safety, children under age 18 should be supervised by an adult at all times. Children using the bathhouses, play areas, dog park, nature areas, or lake must be supervised by an adult at all times.  

●      Pets:  No more than 3 pets are allowed per campsite.  Pets must be leashed and with a human at all times outside unless in the dog park or personal/rented dog pen.  Aggressive and/or excessively loud dogs will result in pet and owner being asked to leave.  Always clean up after your pets.  Pets are prohibited in laundry, pool, store, or bathrooms. $25 Fine for any violations.

●      Campfires/Fire Rings/Picnic Tables:  Fire rings & Picnic tables are provided at many sites.  Please do not move fire rings.  Do not burn trash or leave trash in fire rings. Firewood is available for purchase at the camp store.  No cutting of plants or trees.

●      Trash:  Follow the golden rule of camping and leave your site cleaner than you found it. Place your trash in the receptacles provided throughout the park. The cans are for household trash only.  Items such as furniture, appliances, mattresses, construction debris, chairs, etc. must be taken to a landfill. 

●      Restrooms & Laundry:  Leave area clean & notify management if disorderly or requiring maintenance. Children must be supervised at all times.  Dish, pet, and clothes washing in the restrooms is prohibited for sanitary reasons.

●      Clotheslines:  Permitted for the temporary drying of towels & swim wear only. 

●      Vehicles & Golf Carts: No speeding, reckless, or drunk driving.  All vehicles must be registered and insured, be road worthy, be driven on the roadways only, and by a licensed driver.  Obey standard traffic rules. (10 MPH) Only Electric golf carts are permitted. No gas golf carts are allowed.

●      Wildlife & Wilderness:  Do not harm wildlife.  Please be cautious of snakes & plants such as thorns or poison ivy.  Please respect the forest.  No trees, bushes, or plants, to be cut, removed, defaced, damaged, or injured in any way. Do not tie, nail, or screw anything to trees; hammock straps are acceptable.

●      Emergencies:  Campground Maintenance: (601) 522-7190. For all other emergencies (fire, medical, or other rescue need) please call 911.   All other non-emergency matters should be addressed during office hours.

●      Safety: If you are drinking alcohol, please drink responsibly. Underage (21) alcohol consumption is not allowed and will result in the entire party being asked to leave the park without refund. Illegal drugs, public drunkenness, disorderly conduct, and use of profane language will not be tolerated. Violation is grounds for immediate ending of stay without refund and potential report to local authorities. This is a private park and your safety is important to us. Please notify the office if others will be visiting your site, and provide their names and vehicle information. The recreational use of firearms, BB-guns, slingshots, and fireworks are prohibited within our campground.

●      Please Respect Others: Do not enter or walk through the sites of others unless invited. Keep all possessions and vehicles on your own site. Do not crowd or encroach on other sites (whether vacant or occupied) or on the "green space" or breathing room between sites. Keep personal belongings concealed, especially when not present.  We are not responsible for lost or stolen items.  No solicitation is allowed.

●      Mail & Packages:  Guests may receive packages. A $2.00 per package fee applies to accepting and processing your packages. Packages will be returned to the sender if not picked up after 3 days. We do not offer forwarding services. We are not responsible for lost or stolen packages, packages addressed incorrectly with campsite numbers or peoples names who are not the registered guest on a reservation, or carriers who indicate mail was delivered which was not delivered.  We recommend you get a monthly PO Box at USPS for all mail and packages. 

●      Reservations & Cancellations:  Camping is an outdoor experience, therefore, we do not give refunds due to bugs, weather, the discomforts of nature, illness, death, work schedules, dislike of your neighbors, or change of plans.  

We do not give any refunds/pro-rate for early departure.   

  • Nightly Rates: Cancellations made less than 7 days prior to reservation start date are subject to a 1-Night short notice cancellation fee.

    Weekly Rates: Cancellations made less than 7 days prior to reservation start date are subject to a 1-Night short notice cancellation fee per week.  

    Monthly Rates: Cancellations made less than 14 days prior to reservation start date are subject to a $500 short notice cancellation fee.

    We are not your landlord, you are not our tenants - you are our guest paying a fee to stay on our property.

  • An Agreement for a Monthly Stay is Not A Lease.  This Agreement is a contract which is binding on both the Campground and the Camper. This Agreement is not a lease of real estate and does not convey any property right to the Camper.  The Camper is not a tenant.  This Agreement is, for legal purposes, a license to use the property of the Campground on the conditions which are stated in this Agreement.

  • Not a Residence.  Campgrounds are not a permanent residence.  Camper may not claim the Campground as their permanent address, voting address or other place of residence.

    ●      RULE VIOLATIONS will incur fees as stated above.

    ●      Policies, Rates, and/or Sites are subject to change at any time.  We reserve the right to enter any site at any time.  We are not responsible for damages, injury, or loss by accident, weather-related damage, theft, or fire to RV or property of any guest. We reserve the right to refuse service and to decline to allow a space to be occupied. The registered guest is the “responsible party” and accountable for the actions of all family members and visitors.

  • We reserve the right to require any guest to leave, without refund of rent or deposit, for:  Unpaid campsite fees, Violation of any rules/policies, Repeated speeding violations, Verbal or physical threats/actions from any guest or visitor to another guest, visitor, employee, or management, deliberate damage or destruction of property belonging to Askew’s Landing RV Campground, other guest or visitor.
